Dubai resale property

Having just skimmed through one or two adverts of Dubai resale property is clear that the investors have been involved at an early stage, have bought properties off plan with a 30% deposit and then put them up again for resale prior to completion with 15% added to the original price tag. Nice work if you can get it! Compare that to the UK property market where there lies a massive hole in the bottom of the bucket and you have to acknowledge that the investors in Dubai certainly know their onions. In, out and no fingers burnt.

But all that may not help you, the prospective purchaser of some resale property. In a way it is nice to know that your intended purchase may increase sharply in value, but at the same time you are the one having to pay the increase these investors boast of having made which is not such a nice thought after all.


It appears that there are plenty of resale properties to be had, lashings of them in fact, but they are being snapped up at a rate which exceeds the supply of new property, so this keeps the prices high. Some of us may take the view that we should rush in and buy now before the property on which your spouse has set his/her heart on is a) still on the market, and b) hasn't increased still more in price.


Others take a more stolid view and refuse to be rushed into a purchase of either new or resale and they are the ones who almost certainly do their homework on any deal they make, they are usually the sensible ones when a major expense is being made, but in this case are they right? Are they going to be left on the shelf so to speak, missing all the best deals and ending up paying 15 or 20% more than they need have done? Sorry, but we really shouldn't advise on that as you really need a real estate lawyer to make the mistake for you, but it merits some thought doesn't it?


Just to make the point, though these figures are not generated by ourselves, "According to the latest UAE residential review report from Colliers International, apartment units in the Greens region have experienced massive gains of 100-120 per cent.

Villas in areas such as Arabian Ranches and Jumeirah Islands have demonstrated typical capital appreciation of 50-70 per cent within two or three years, while property in Dubai Marina has been sold on for 40-55 per cent more than its original price.
